Homeowners cover and structural protection · South Africa
Protect the rebuild, not the sale price
Buildings insurance protects the permanent structure of a home and accepted fixtures against insured events, up to the policy terms and declared rebuild value.
Start with the cost to rebuild the property, not its market price or bond balance. Then compare the event cover, excesses, maintenance rules, optional extensions and claim route behind each personalised premium.

Step 1 of 3 · Choose the responsibility first
Which property route describes you?
The right comparison changes for a bonded home, an owned property and a sectional-title unit. Choose the responsibility first, then test the same rebuild facts against every quote.
Make every quote comparable
Four checks before the premium can be compared
Use the same property facts for every insurer so a cheaper quote is not simply insuring less or excluding an important extension.
- 1Rebuild amountInclude structures, fixed improvements, demolition, debris, labour and professional or municipal costs.
- 2Cause and extensionSeparate fire and storm from geyser failure, subsidence, accidental damage, solar and renovation cover.
- 3All excessesRecord the basic, water-system, subsidence, unoccupied-property and event-specific excesses that could apply.
- 4Claim evidenceConfirm emergency contacts, approval steps, maintenance proof, reports and whether repairers must be appointed by the insurer.
Step 2 of 3 · Policy shortlist
Compare 12 buildings insurance policy records
Twelve distinct licensed insurers are checked against official product material. No reviewed source publishes a universal like-for-like entry premium, so every price cell truthfully starts at Quote required.
Address, rebuilding value, construction, roof, occupancy, security, prior claims, selected extensions and excess usually determine a buildings premium. No reviewed source publishes a universal like-for-like entry price. Confirm the current premium, policy wording, limits, excesses, waiting periods and underwriting outcome with the provider.
Rating (1-5) is AfriPolicyCover's support-signal clarity score. It is not a customer-review score, recommendation or promise that a claim will be paid.

A tick means the reviewed official material explicitly shows the field as included or available, sometimes as an option. “Not shown” means we did not confirm it from that source; it does not prove the insurer never offers it. The accepted quote, wording and schedule control.
Rebuild anatomy
One insured amount has four layers
A useful building sum is more than bricks and roof tiles. Walk the permanent property from the main structure out to the gate, then add the costs needed to reinstate it.
- 01Structure
Walls, roof, floors, ceilings, doors and fitted windows
- 02Permanent systems
Geysers, fixed plumbing, wiring and accepted water-heating equipment
- 03Site improvements
Garages, outbuildings, walls, gates, paving, pools and fixed installations where defined
- 04Reinstatement costs
Demolition, debris removal, professional fees and municipal costs where the policy includes them
Draw the ownership boundary
Fixed, movable or separately conditional?
The familiar upside-down-house test is only a starting point. Ownership, installation and the policy definition still decide where an item belongs.
| Property or cost | Buildings cover | Contents or separate cover | Question before buying |
|---|---|---|---|
| Walls, roof and fixed windows | Normally the building section | Not ordinary contents | Does the definition include every residential structure at the address? |
| Fitted kitchen and built-in cupboards | Commonly treated as permanent fixtures | Freestanding appliances are contents | How does the policy distinguish fixed from movable property? |
| Garage, walls, gates, pool and paving | May be included in the building definition | Loose pool equipment may differ | Which external structures and equipment must be declared? |
| Solar panels, battery and inverter | Fixed equipment may belong under buildings | Portable or tenant-owned parts may differ | Is the complete system described, valued and compliantly installed? |
| Furniture, electronics and clothing | Not normally building property | Home contents or portable cover | Who owns each item and where is it normally kept or used? |
| Demolition and professional fees | May form part of reinstatement costs | Not a contents benefit | Are debris, municipal, engineer and architect costs inside the sum insured? |
| Temporary accommodation or lost rent | Benefit or extension dependent | Contents or landlord sections may also respond | What triggers payment, what is the limit and how long can it continue? |
Four expensive misunderstandings
Catch the gap before a claim does
These are decision points, not fine print to leave until after damage.
Rebuild value is not market value
Land value and buyer demand do not rebuild the roof, walls or services after a total loss.
A bond does not remove your choice
A lender may require acceptable cover, but the insurer, replacement value and policy quality still need review.
Sudden damage is not maintenance
A burst pipe can be an insured event while corrosion, failed waterproofing or long-term deterioration may remain yours.
Sectional title has boundaries
The body corporate commonly arranges the building policy, but unit improvements, contents and excess responsibility still need checking.
Behind the monthly debit
Seven fields that make two quotes different
Ask each insurer to quote the same property and extensions. Only then does a premium comparison mean anything.
| Quote field | Why it matters | Evidence or question to keep |
|---|---|---|
| Rebuild sum insured | Underinsurance can leave the owner carrying a proportion of even a partial accepted loss | Keep a current rebuild estimate and the insurer's confirmed value basis |
| Basic and event excess | Geyser, subsidence, storm or vacant-property excesses can differ from the headline excess | Ask for every excess that could apply to the same incident |
| Construction and roof | Thatch, timber, non-standard materials and soil conditions can change acceptance and conditions | Describe construction, outbuildings and alterations accurately |
| Occupancy and use | Owner occupation, tenants, vacancy, short-term letting or home business can change the insured risk | Get material occupancy changes accepted in writing |
| Water and maintenance | The event damage, failed component and gradual cause may receive different claim treatment | Keep service records, photos and prompt leak-repair evidence |
| Subsidence and landslip | Cover can be optional and may exclude settlement, excavation, poor compaction or defective work | Check whether it is included and read the complete cause exclusions |
| Solar and improvements | New systems and renovations increase reinstatement cost and create compliance evidence | Keep invoices, certificates, photos, serials and the updated schedule |
Claims flow · claim laboratory
A storm damages the roof. What happens next?
Imagine hail breaks several tiles and rain enters the ceiling. The event, the old roof condition, emergency work and permanent repair are assessed separately.
- 01
Protect people and limit damage
Call emergency services where needed, isolate water or electricity safely and make only reasonable temporary measures.
- 02
Notify the insurer promptly
Use the current claim route and ask before permanent repairs, disposal or appointing contractors.
- 03
Record the event and condition
Photograph the source, damage, surrounding structure and maintenance condition before cleanup where safe.
- 04
Build the reinstatement file
Keep reports, itemised estimates, invoices, compliance records and proof of the declared improvements.
- 05
Check the written outcome
Reconcile the accepted cause, scope, excess, underinsurance calculation and repair or cash-settlement decision.
Claim-ready property file
Documents worth keeping ready outside the home
Cloud storage or another safe location prevents the only copy disappearing in the same fire, flood or burglary.
- Policy schedule, wording and endorsements
- Current rebuild valuation or insurer calculator record
- Property, room and damage photographs
- Emergency-service and incident references
- Plumber, electrician, engineer or assessor reports
- Solar, geyser, renovation and compliance records
- Itemised repair estimates, invoices and proof of payment
- Claim reference, decisions and complaint correspondence

Questions answered
Frequently asked questions
How much does buildings insurance cost in South Africa?
There is no universal entry premium for the same home. Insurers normally price the address, rebuild value, construction, occupancy, security, claims history, cover extensions and excess. Request like-for-like quotes using the same facts.
Why does every insurer on this page say Quote required?
None of the 12 reviewed official sources published a comparable universal monthly entry premium for buildings cover. Showing a made-up or unrelated bundle price would mislead the comparison.
Is the sum insured the market value of my house?
Usually not. Buildings cover is normally based on the cost to repair or rebuild the insured structures, including relevant reinstatement costs, rather than the land value or likely sale price.
Does buildings insurance cover geysers and leaking pipes?
Many policies cover defined burst or leaking events, but the damaged geyser, pipe, wear, corrosion, leak tracing, water loss and resulting damage can have different limits or extensions. Check each separately.
Are solar panels and inverters covered?
Fixed systems may fall under a building definition when properly installed, disclosed and included in the rebuild value. Batteries, portable units, theft, power damage, defects and breakdown can be treated differently.
Do I need buildings insurance if I have a home loan?
A lender commonly requires acceptable structural insurance while the property secures a home loan. Confirm the lender requirement, but still compare the insurer, rebuild value, excesses and claim conditions.
Who insures a sectional-title unit?
The body corporate generally arranges insurance for the scheme buildings, while owners and tenants may need separate contents or other protection. Check the scheme schedule, improvements and excess allocation rather than assuming every item is included.
What should I do before a building claim repair starts?
Make the property safe and limit further damage, then notify the insurer and follow its approval route before permanent repairs or disposal. Keep photographs, reports, estimates, invoices and emergency references.
Can I buy a policy directly through AfriPolicyCover?
You can compare buildings-insurance records and preserve the insurer and plan you select. Personalised provider quote submission and purchase assistance are not active yet, so no personal details or application are submitted today.
